The Action: Around the Toronto Cricket Skating and Curling Club, newer residences can easily run more than $3-million. So the $1.7-million price tag for this older house brought two buyers to the bargaining table late November.

“There weren’t too many properties in this price range, so this drew a lot of interest,” agent Elli Davis said.

“And it was [priced] on the lower side to create a lot of activity, which it did do.”

What They Got: Over time, a bungalow was topped up and transformed so it now provides three bedrooms upstairs and double the bathroom count for a total of four, plus an updated kitchen with granite and tile finishes.

The Agent’s Take: “It’s a very desirable area close to Avenue Road, between Lawrence and Wilson, so it has easy access to stores on Avenue Road, the cricket club and [Highway] 401,” Ms. Davis said.

“[Furthermore], the area has many new homes being built, but this was about 20 years old, so some people were thinking of it as land value and others to move in and enjoy.”
